Am I renting a bedroom or the whole home?

For 2027–28, new groups apply together to fill the 4-bedroom home. Each resident signs an individual bedroom lease and is responsible for the rent and obligations in that lease. We do not match roommates. Current availability may also include individual bedrooms or whole-home offers; check the specific listing and ask our team which lease applies.

How do I apply?

Start with current availability, choose the home or bedroom and move-in date that fit your plans, then select Apply Now on that listing. The application opens in AppFolio. Each adult who will live in the home submits a separate application. Have identification, income information and rental history ready. If you are applying with roommates, tell our team who is in your group.

Do I need a guarantor, and what do they cover?

Yes. Each resident needs a guarantor, also called a co-signer. Your guarantor backs your individual lease, not a roommate’s separate lease. You and your guarantor should read the lease and guaranty before signing; they explain the obligations and any continuing responsibility through renewals. If your guarantor lives outside the U.S., contact our team for help with the application process.

What fees and deposit should I plan for?

The application fee is $40 per applicant, paid online. New residents also pay a one-time $500 nonrefundable administration fee per tenant instead of a security deposit. Renewing residents do not pay the administration fee again. Confirm the total amount due with our team before you pay.

Are utilities included?

Power, water and sewer, gas, 1GB fiber internet and DirecTV streaming are included, along with trash collection and lawn service. There are no utility accounts to set up.

Is renters insurance required?

Renters insurance is encouraged, but it is not generally required. The property’s insurance does not cover your personal belongings. Review your lease for any requirements that apply to your situation.

What happens after I apply?

Our team reviews the applications and contacts you about the next steps. Once approved, each resident and guarantor receives their own AppFolio signing link. For a new group, the home is held once every group member has signed and paid the administration fee. You may ask to review a blank lease and guarantor form before committing or paying. Confirm your exact lease dates with our team.

Living at The Station

Day-to-day questions from Station residents. Choose a question to see the answer.

Is there a gate?

No. The Station is open access — no entrance gate or gate code is needed.

What utilities are included?

Power, water and sewer, gas, 1GB fiber internet and DirecTV streaming are included in your rent, along with trash collection and lawn service. There are no utility accounts to set up when you move in and nothing to cancel when you move out.

Is there a washer and dryer?

Yes. Every unit has its own washer and dryer.

How does trash work?

The on-site dumpster is picked up Monday, Wednesday, and Friday. Please place all trash inside the dumpster, break down boxes, and help keep the trash area clean.

Where do I park?

Park in any common parking area, and please be respectful of neighbors. Keep drive lanes, sidewalks, and shared areas clear. On Monday, Wednesday, and Friday mornings, please don't park in front of the dumpsters — the trash truck needs to reach them.

Does my unit have smart-home features?

Yes. Each home has a Nest doorbell and two Nest thermostats. After move-in, you can connect them with the Google Home app.

How do I pay rent?

Rent is paid online through the AppFolio resident portal. Card payments carry a processing fee from the payment provider: 3.49% for credit cards or $9.99 per transaction for debit cards.

What if my rent is late?

Rent is due on the 1st of the month. A $75 late fee applies after the 5th, and an additional late fee equal to 10% of the monthly rent applies after the 10th. If something comes up, reach out to Management early — we're much easier to work with before rent is late than after.

What are the quiet hours?

Quiet hours are 10 PM to 6 AM.

Can I move in early?

Only with Management's written approval. Please don't plan on early access unless you have that approval in writing.

When do lease renewals happen?

Renewal conversations start in September. Management will reach out about renewing for the next lease year — no need to do anything before then. If you already know your plans or have questions sooner, call or text 866-953-8055.

What should I know about moving out?

Move-out is by 12:00 PM (noon) on your lease end date. Take all of your belongings, remove all trash, and clean the unit — kitchen, bathrooms, and floors. Leave the property-provided items (TV, Nest doorbell, thermostats, wine cooler, and security equipment) in place; Management handles keypad resets. Since utilities are included, there's nothing to cancel with utility companies. Full move-out instructions are sent to each resident before their lease ends.

How do I reach Management?
